DESCRIPTION

This 1,131 SF ADU unit includes 3 bedrooms, 2 full bathrooms, laundry area, kitchen, breakfast area, generous living room, and outdoor covered porch/ patio. Plans are considered “pre-reviewed building plans pending site-specific requirements” by the City of Bakersfield Building and Fire Departments and include all electrical/ mechanical/ plumbing systems, solar system calculations, residential fire sprinkler system calculations, truss/roof framing calculations, and energy calculations.

Cost considerations: The simple, rectangular shape allows for efficient material procurement and layout for an inexpensive structure. Windows and doors of repetitive sizes allow for ease of procurement and installation. The use of wood framing roof trusses also allows for fast, inexpensive, efficient installation and an overall affordable structure.

Accessibility considerations: The plans include the “aging-in-place” requirements, scheduled to be mandated in 2024.

Sustainability considerations: The small footprint and the use of simple geometry allow for the efficient use of construction materials with minimum waste. The cooling and heating system selected is energy efficient for substantial savings over the life of the unit. The use of insulation at the roof framing allows for a more efficient thermal envelope and lower energy demands, while also eliminating the need for insulation of attic utility lines.

Caveats: Because each site has very specific conditions, the plans are limited to the structure itself and will not include all necessary information for permit approval and/or construction. Variations such as property size, location, topography, orientation, and soil conditions – as well as other existing factors including utility location/availability, size and placement of other structures and vegetation, among others – will need to be shown on a site-specific Site Plan for Planning Department review/ approval.

Approximate Construction Cost: $230,000 (based on $200/SF). Price will vary based on multiple factors such as material price changes, site conditions, and utility line availability (electricity, domestic water, natural gas, sanitary sewer, etc.). Consult a builder for more details and a more accurate construction cost estimate.

License Fee: $1,400.

Price includes a license sold to the Property Owner for a one-time, one-property, non-transferable fee for the use of plans as reviewed by the City of Bakersfield Building Department. Site Plan preparation as well as the selection of optional features shall be the responsibility of the Property Owner.

Professional Fee for customization: $100 hourly rate.

Price applies to customize plans for the selection of optional features, preparation of site plan for Planning Department Approval, as well as additional design services to fit a particular property and adapt to Property Owner preferences.
